Property Management

Master Management Group is consistently pursuing a long-term strategy of adding value and active management of shopping centers in small and medium sized cities in Poland. MMG is taking advantage of acquired properties, maintaining strong relations with tenants and focusing on an increase of the main real estate indicators as footfall and turnovers. Currently, MMG manages 100,000 sq m of retail space including: Brama Mazur in Ełk, Galeria Niwa in Oświęcim and MMG Centers in: Poznań, Szczecin, Lubin, Kutno, Ciechanów, Piekary Śląskie and Józefosław. Colaborating with the largest institutional funds and property partners, MMG is responsible for:
supervision of current operations of the building,
maintaining regular contacts with tenants,
property accounting,
debt collection,
developing the customer base and tendering for all services to the center,
reporting monthly, quarterly and annually.

Investment

Working in partnerships with funds and international investors MMG made 33 transactions accounted for more than $1.2 billion across 28 locations in Central & Eastern Europe. The company has been a local partner for the world’s largest companies and property investment organizations. On behalf of global leaders, MMG:

sources local retail property investments,
provides ongoing support in a full scope of asset and property management services,
leads the overall transaction process after acquisition through to exit.
In the past MMG collaborated with such partners as Marcol and Europa Capital, and as a joint venture partner with Blackstone.

Leasing

MMG leasing team is successfully developing an offer of MMG Centers*, which are seven retail formats located in: Poznań, Szczecin, Lubin, Kutno, Ciechanów, Piekary Śląskie and Józefosław, acquired in September 2017. Portfolio is completed by Brama Mazur in Ełk and Galeria Niwa in Oświęcim., which were completely developed and leased by MMG. Since both shopping centers are opened, MMG is constantly expanding the portfolio of brands available in MMG Centers, upgrading the shopping offer and searching for new solutions. For Brama Mazur in Ełk MMG leasing team negotiated the final lease agreements allowing it to reach 100% of commercialization and attracted such well–known brands as Calypso Fitness Club, Vision Express and Intermarché supermarket, the main food operator.

Additionally, it is responsible for leasing commercial space in Hi Piotrkowska 155, a mixed – use office and retail complex, developed at Piotrkowska 155 street in the new Public Transport Hub in Łódź city centre. The company is also developing three, retail projects in Kołobrzeg, Legionowo and Zawiercie.

Through the last eleven years, MMG successfully leased retail space in the well-established commercial projects located in the biggest cities in Poland, like Wrocław (Magnolia Park) or Warsaw (Galeriaeria Młociny). In 2016, six months after obtaining the building permit, MMG leased over 60% of available GLA in the Galeria Młociny project. 90 agreements were signed and tenants include a 9-screen CINEMA 3D, a Calypso fitness club, leading brands in fashion, accessories, sports and home décor such as Inditex brands, Apart, Bijou Brigitte, YES, Swatch, Briju, Zibi, TOUS, GO Sport, Martes Sport, Smyk VAN GRAAF, C&A, H&M, Sephora, RTV EURO AGD, GO Sport, Martes Sport, Rossmann, Intermarché and many food court popular brands.

In 2014, MMG leasing team leased ca.30 000 sq m of retail space in expanded Magnolia shopping center in Wrocław. Six, great relocations of the main anchors were done and new brands with new concepts, for the first time in Wrocław were launched (North Face, New Balance). Another challenge that turned into success was commercialization of Galeria Leszno. MMG team launched well – recognizable luxury brands like Patricia Peppe, Armani Jeans, Guess and Axara. All of them appeared for the first time in the gallery and in the city. In Twierdza Kłodzko, MMG commercialized the whole retail space, changing the concept and space of Retail Park with a new Carry brand and launching new brands in the center and in the city.

Marketing

MMG provides a full scope of property marketing services. The company implements non-standard marketing activities and wide variety of consumer activations that build engagement and lead to increased footfall, and therefore higher profitability. Marketing strategy is delivered to B2B and B2C sectors.

positioning of existing shopping centers in order to successfully compete with other centers (supervising marketing budgets and annual masterplans),
supporting the activities of the leasing department and cooperation with tenants in development stage of property and after the opening,
building awareness of MMG brand and communication to the real estate market using professional knowledge of company experts.
